Dear Sellers,
We contacted Wendy Kokinda of Larsen
Redesigns when we found ourselves in an incredible
situation. We needed to sell our home and we had to do
so quickly in order to relocate. Our home was
cluttered, newly renovated but not quite finished and had
two children under three years of age and a dog. Wendy
came into our home and did a detailed walk through noting
all cosmetic touches that needed to be finished or initiated
to show a finished touch. She viewed all rooms, took
pictures and gave short summaries of how to change the room.
She listened to our goals of what we wanted for the home,
which was to look like we had no children or dog living here
but yet be comfortable to live day to day.
The homework assignments were
crucial to making the two-week turn around time attainable.
The priority was to de-clutter, de-clutter, de-clutter.
As Wendy said to me over and over, everything must have a
home, she suggested to use a tote to display and hold the
children's toys and even in the closet and laundry room have
totes or containers to hold everything. It was amazing
the difference that such a small change made to the overall
look. We boxed items that were not being used and
stored extra items that may be needed to "stage " the home
at a later time.
Wendy dedicated herself to
redecorating using mostly our own items. Pictures,
furniture and other miscellaneous items were moved from one
location to another. A perfect example was a picture
being stored in our closet that was used in our basement to
tie the room together and accent the fireplace. I
said, "Why didn't we ever think to do this?" The
positioning of furniture in any of the rooms added new
dimensions that we never thought to try. We believe
the basement was the most significant transformation.
It was a catchall for stuff and after completing our
homework assignments they used her talents to change the
room to a multifunctional, relaxing and enjoyable living
space. Again, we said, "why didn't we every think of
this?"
Two weeks of hard work resulted in
an unbelievable showplace that was worthy of going on the
market for sale. We were able to sell the home the
first day on the market and for thirty thousand dollars more
than the most recent previous home sale in our development.
We feel we couldn't have sold our home with out her talent
and insight in preparing our home. Do yourself a favor
and enlist her services.
